Optimisation of Subdivision Layout

DJL were engaged by a client after the acquisition of a new development site. The site was purchased on the understanding that it could be subdivided into 12 individual residential properties.

DJL worked closely with the surveying, civil engineering, bushfire, and ecological consultants to determine the best possible design for the site. By integrating the constraints of the various disciplines, DJL was able to determine the maximum yield for the site, increasing the subdivision plan to deliver 20 individual lots.

The expected property value of the finished individual lots were $950,000 each.

Case summary:

  • Client purchased the property expecting to achieve a 12-lot subdivision with a gross realisation of $11,400,000.

  • DJL and the consulting team optimised the subdivision plan within the various constraints of the site.

  • Revised layout delivered a 20-lot subdivision with a gross realisation of $19,000,000.
