DJL were appointed the development manager for the proposed residential subdivision of the 7x acre site at Denmead street. DJL coordinated the concept design, and consultants to ensure the delivery of 7x one acre lots for the subdivision. The site was originally purchased with a yield expectation of 5-6x one acre lots due to the property being heavily constrained. The project had a number of constraints including access, biodiversity, creek set-backs, bushfire and stormwater challenges. The controls of these constraints were integrated together in the DJL office, with the optimisation exercise securing a 7-lot outcome for the client. This outcome also ensured that every native tree and shrub was protected or relocated, maintaining that the development did not reduce the native habitat with the increased density.

DJL managed the Development application to approval, Subdivision Works Certificate, Tender and Construction, Subdivision Certificate, and the final lot registration. DJL’s management is continuing through to the construction of the dwellings on these properties.
